Rental Criteria Summary:
• Applicants 18 and older must apply and be listed as leaseholders.
• Application and administrative fees are non-refundable after 24 hours of submission.
• Income must be three times the monthly rent, verified through recent pay stubs, W-2s, or tax returns.
• Past rental history must be satisfactory – no evictions, lease defaults, or outstanding rental debts.
• Credit must be in good standing – no liens, judgments, or bankruptcies.
• Guarantors must earn five times the monthly rent.
• All applicants are subject to credit, rental, and criminal background screening.
• Occupancy limited to two persons per bedroom plus one additional occupant.
• Valid government-issued photo ID required for all persons 18 years and older.
• Non-U.S. citizens must provide documentation verifying legal U.S. status for the lease term.
